What kind of inspection do I need?
There are different types of inspections for different services needed.
- If you are buying a new home, you will need a buyers inspection.
- If you are selling your home and would like to have an inspection performed before listing, you will need a sellers inspection.
- If you are buying a new construction home, one that is currently being built or has never been occupied, you will need a new construction inspection. A phase II inspection is completed prior to the installation of drywall. A phase III inspection is completed prior to closing.
- If you have had a new construction home built in the last 11 months and want to maximize your builder warranty option, you will need a warranty inspection.
- If you have already had your home inspected and work was reported as completed to address raised deficiencies, a reinspection confirms the highlighted issues have been satisfactorily addressed and now meet standards/code.
How much will my inspection cost?
Inspection prices are based on home square footage and additional services needed.
- Up to 2,500 Sq Ft – $595.00
- Over 2,500 Sq Ft – $595.00 + $25 for each additional 250 Sq Ft
- Additional Inspection Services:
- Drone Inspection – $95
- Thermal Imaging – $95
- Termite Inspection – Ranging from $100-$175
- Concrete Tile / Clay Tile Roof Inspection – $250
- Septic Inspection – Subject to change based on vendor availability
- Water Well Inspection – Subject to change based on vendor availability
- Sewer Scope Inspection – Subject to change based on vendor availability
- HVAC Diagnostic Inspection – Subject to change based on vendor availability

Under New Home Inspections, I see a phase II and phase III inspection. What about phase I?
Phase I inspections, pre-foundation pour inspections, are generally not recommended due to limited visibility into key structural elements like reinforcement placement and soil compaction once the concrete pour has begun. Critical issues, such as improper soil preparation or reinforcement misplacement, are typically addressed during earlier engineering assessments and geotechnical testing. Adherence to building codes and oversight by licensed engineers often ensures quality without the need for an additional inspection. It’s strongly advised to select a builder who transparently provides documentation of these evaluations and tests, ensuring confidence in the foundational integrity.
